Buyer Warning – Tribunal Decision on Inspection Quality I engaged this company for a pre-purchase inspection in March 2024. After settlement, I discovered rotten structural deck joists and floor joists that were not identified in the inspection report. I filed a claim in the Disputes Tribunal. In its written decision dated 20 February 2026, the Tribunal found that: • the inspection was not carried out with reasonable care and skill • the rotten joists were present at the time of inspection • a reasonably competent inspector should have reported them The Tribunal ordered a full refund of the inspection fee ($632.50). My remediation claim ($9,295.50) was not awarded due to evidential requirements regarding loss, not because the inspection was found to be adequate. I strongly encourage future buyers to: – understand that inspections under NZS 4306 are visual only – independently verify structural areas if accessible – document property condition immediately after purchase – consider obtaining expert advice if structural issues are suspected This review reflects the official Tribunal findings and my personal experience as a buyer.
