Healthy Homes assessment in Hamilton
A compliance check against all five Healthy Homes standards, with a report that tells you exactly what passes, what does not, and what to do about it.

A Healthy Homes assessment in Hamilton costs from $255 + GST, on its own or on the same visit as a building inspection. It takes about an hour on site and checks heating, insulation, ventilation, moisture and drainage, and draught stopping against the Healthy Homes Standards, with a report showing compliance for each and what to fix where it falls short.
When you need one
- You are signing a tenancy. The standards apply to every rental and the statement has to be in the agreement.
- You are buying a property to rent out. Bundle it with the pre-purchase inspection and know the compliance cost before you settle.
- A property manager has asked for it. All now require an assessment on file.
- You are not sure the heat pump is big enough. Heating capacity is the standard most rentals fail on, and it is calculated, not guessed.
What the assessment covers
- Heating: capacity calculated for the main living area against the standard
- Insulation: ceiling and underfloor
- Ventilation: opening windows and extractor fans in kitchens and bathrooms
- Moisture ingress and drainage: gutters, downpipes, ground moisture barrier
- Draught stopping: gaps and holes that let air in
- A PDF report showing each standard as compliant or not, with photos
- Practical recommendations for anything that does not comply

How it runs
1. Book
Online or by phone. Tell us the address, roughly how big the house is and when you need it by. Most jobs happen inside the week.
2. On site
One of our own inspectors does the work, never a subcontractor. You're welcome to come along for the last half hour and ask questions while they're still in the house.
3. Report or results
Written reports are in your inbox within 2 working days. Meth results come back in two working days and asbestos in three.
4. The phone call
Your inspector rings once it's sent and goes through what matters, what doesn't, and what to raise with the other side.

The inspector on site writes your report
The person who was in the roof space is the person who writes the report and rings you about it. No second inspector, nothing subcontracted, and reports can be explained in Mandarin as well as English.

The Healthy Homes Standards are law for every rental in New Zealand, and landlords must include a compliance statement in tenancy agreements. An independent assessment is the practical way to know you comply and to have the evidence on file. Non-compliance can cost up to $7,200 per breach.
