What Waikato houses tend to throw up
The Waikato is really three inspection jobs. In Hamilton it is the plaster years: homes built between the mid 1990s and mid 2000s with monolithic cladding, where moisture readings at every window, deck and parapet are the whole point of the visit. Parts of the Hamilton basin also sit on soft ground, so we look closely for settlement cracks and floors that are out of level.
The river towns, Ngāruawāhia, Huntly and Taupiri, have a lot of early to mid 20th century weatherboard on low ground, which puts the subfloor, the piles and drainage at the top of the list. Many of these homes have been rentals for years, so Healthy Homes and meth testing come up often.
Out in the farming country around Matamata, Morrinsville and Te Awamutu the section gets bigger and so does the job. Sheds, water tanks and septic systems get looked at properly rather than assumed to be fine.
What we get called to most across the Waikato
Pre-purchase inspections
The bulk of the work. Buyers who want the full written report before they go unconditional, often against a tight finance date.
Healthy Homes assessments
Landlords and property managers who need the compliance statement on file before a new tenancy.
Rural and lifestyle properties
Farmhouses and blocks where the sheds, sleepout, water supply and septic system matter as much as the house.
Meth and asbestos testing
Added to inspections on older homes and ex-rentals. Samples on the same visit, lab results in about two working days.

Questions people ask before they book
If yours isn't here, call 022 309 8813 and ask us.
No, not within about 45 minutes of Hamilton, which covers Cambridge, Te Awamutu, Morrinsville, Huntly, Ngāruawāhia and Matamata. Further afield, ask when you book and we'll tell you straight.
Before you buy, before you sell, and otherwise every few years or after a major weather event on an older home. Landlords need a Healthy Homes assessment at each new tenancy. Between those, an inspection is worth it whenever something changes that you cannot explain, like a new crack or a musty smell.
$550 to $850 + GST in Hamilton, set by floor area. Up to 100 m² is $550, 100 to 200 m² is $650, 200 to 300 m² is $750 and 300 to 400 m² is $850. Some properties will exceed $850 + GST: anything over 400 m², homes built between 1900 and 1950, and follow-up inspections are quoted. A standalone garage, sleepout or separate small dwelling, or a drone roof inspection, adds $50 each, and Healthy Homes can be added to the same visit from $255, discounted when booked with an inspection.
In New Zealand the terms are used interchangeably. Both mean a visual, non-invasive condition report on a residential property. What matters is that it is done to NZS 4306:2005 by an inspector with the relevant certificates and that you get a written report you can act on.
Yes, and it is a good idea. Come for the last half hour and your inspector will walk you round the main findings while you are standing in front of them. If you cannot make it, the phone walkthrough after the report covers the same ground.
No. A building inspection is not a pass or fail test, it is a condition report. Every house has something in it, and the report grades each finding so you can decide what matters to you, what to negotiate on, and what you are happy to live with.
In New Zealand, building inspection is not a licensed trade, so anyone can call themselves an inspector. Look for inspectors who hold the relevant certificates and ensure the report is prepared in accordance with NZS 4306:2005.
Generally around 1.5 hours on site for a typical three or four bedroom home, longer for bigger or older houses, or ones with sleepouts and garages. Small units take less. The written report follows within 2 working days.
